After a slow first half of the year, Greater Vancouver home sales in June 2025 are showing early signs of stabilizing.
According to Greater Vancouver REALTORS® (GVR), there were 2,181 residential sales across the region in June 2025 — down 9.8% from June 2024, but an improvement over May’s deeper decline. The total remains 25.8% below the 10-year seasonal average.
“On a trended basis, signs are emerging that sales activity is rounding the corner after a challenging first half to the year, with the year-over-year decline in sales in June halving the decline we saw in May,” said Andrew Lis, GVR’s director of economics and data analytics.
“If this momentum continues, it may not be long before sales are up year-over-year, which would mark a shift toward a market with more demand than the unusually low demand we’ve seen so far this year.”
Inventory High, but Greater Vancouver Home Sales in June 2025 Stabilizing
There were 6,315 new listings in June — up 10.3% from last year and above the 10-year average. Total active listings now sit at 17,561, a 23.8% increase year-over-year.
Despite elevated inventory, the market remains balanced. The sales-to-active listings ratio across all property types is 12.8%, just above the threshold that signals potential downward pressure on prices.
“Most market segments remain in balanced market conditions, which has generally kept prices trending sideways since the start of the year,” Lis added. “With over 17,000 listings on the market right now, and with mortgage rates down around two per cent since last summer, buyers are enjoying some of the most favourable conditions seen in years.”
Prices Holding Steady as Greater Vancouver Home Sales Shift
The benchmark price for all residential properties in Greater Vancouver is $1,173,100, down 2.8% from June 2024 and 0.3% from May. Detached home prices fell 3.2% to $1,994,500, while apartment prices and townhouse prices also saw modest declines.
Only attached homes saw an increase in sales compared to last year — up 3.7% to 473 units.
